ONE YEAR LIMITED WARRANTY

Your project includes a “One Year Limited Warranty,” valid for one year from the date of service on projects with added bar reinforcement (excluding fiber reinforcement). Treatment methods and scheduling are at the contractor’s discretion. Subcontractor work is not warranted unless expressly stated in writing.

Warranty Coverage


Acts of God and Abuse: Our warranty does not cover damages resulting from acts of God or abuse beyond normal usage. We do not warrant chips, flaking, spalling, or surface wear in any way.

Cracks:

  • Observation: Random cracking of exterior concrete (sidewalks, porches, patios, driveways, etc.) is expected throughout its lifetime.
  • Standard: If settling causes cracks exceeding 1/4″ within the first year, it will be considered for treatment.
  • Builder’s Responsibility: We will correct cracks exceeding the standard. Appropriate joint or crack filler may be used for cracks up to 1/2″ in width or vertical displacement.
  • Homeowner Responsibility: Smaller cracks can be filled with waterproof concrete caulk, though there will be a color and texture variance between the original concrete and the caulk.

Puddles:

  • Observation: Low spots causing water pockets not due to background conditions.
  • Standard: No measurable water depth exceeding 1/2″ is acceptable for more than 24 hours after rain stops. This standard does not apply to stamped or decorative surfaces.
  • Builder’s Responsibility: We will correct to meet the standard. Color and texture variations are to be expected.

Stains:

  • Observation: Exterior concrete is stained.
  • Standard: Staining is expected on exterior concrete.
  • Builder’s Responsibility: None.
  • Homeowner’s Responsibility: Prevent petroleum-based products, solvents, and paint from contacting exterior concrete surfaces. Keep stain remover on hand to treat stains immediately. Note that these products may weaken the concrete surface.

Other Considerations


Color Variations: Concrete can have varying colors due to different types of sand and aggregates in the mixture, admixtures like calcium chloride, and different pouring times. Repairs often result in color differences. Expect size and strength changes during the curing process, which can take up to a year. Factors such as water evaporation, air bubbles, humidity, and wind impact the curing process. Chemicals like lawn fertilizers can attack the concrete surface, leading to spalling, scaling, and pitting. Avoid placing extreme weight on concrete during the first year as it cures and gains strength.

Exclusions


This warranty excludes:

  • Displacement or chipping between new and existing concrete or pavements
  • Sealers
  • Drains, pipes, or downspouts
  • Concrete patches or repairs
  • Overlay products
  • Epoxies
  • Coatings of any type
  • Special finishes
  • Landscaping
  • Asphalt repairs
  • Painting or caulking
  • Woodwork
  • Firepits, benches, and pergolas
  • Concrete work designed by others, subject to heavy or commercial use, approaches, aprons, shop floors, or work done by outside source/private designs or mixes
  • Concrete coloration
